Buying a home can be a stressful process, especially if you are also selling a home. If you have decided that a home inspection is an important part of your purchase decision, you have made the right decision. A house is the biggest investment you will likely ever make. Spending a bit of money to have a professional home inspector go in and asses the conditions of the house is just plain smart.
1. Be present for your home inspection. This is your first chance to learn about your home, first hand. A good home inspector will spend a few hours walking potential home buyers through a house and explaining how the systems of the house work.
2. Ask questions and listen to the answers. It’s important to hear what the home inspector is saying, whether you are buying or selling a home. Especially if it’s bad news. Take your time and don’t rush into this decision because you have fallen in love with the beautiful countertops and new flooring.
3. READ the home inspection report!! Your home inspection report will show you the condition of major systems in your home such as your HVAC, plumbing, roof, electrical etc. Make sure you read the inspection report thoroughly and understand everything the inspector is telling you about your house and its condition. This will determine how much money you need to set aside in your budget for repairs.
Many home buyers will get a home inspection to assess the condition of the house. But what about the indoor air quality? Studies have proven that the air inside your house could be five times more polluted than the air outside. An assessment of your indoor air quality will test for things like mold, radon and VOCs. Poor indoor air quality can lead to asthma, irritated skin and radon is actually the leading cause of lung cancer amongst non smokers. Protect the health of your family by adding Indoor Air Quality testing to your home inspection.
